Automatically send guests their personalized Guidebook via TXT before check-in. Set timing per property or across your account to ensure guests have essential info right at their fingertips when they need it.

With our built-in mobile TXT feature, you can automatically deliver the unique reservation-specific Guidebook to your guest’s mobile phone. This ensures they always have quick access to important check-in info, Wi-Fi details, directions, and house rules—right from the Messages app they already use daily.

 

🔧 How to Enable TXT Message Delivery

You can enable this feature in two ways:

  • Globally (all properties):
    Go to Property Defaults and toggle “Send Guidebook via TXT” to ON. This applies the setting to all current and future properties under your account.

  • Individually (per property):
    Navigate to your Property Settings and enable the "Send Guidebook via TXT" option just for that specific listing.

 

⏰ Choose When the Message Is Sent

You can schedule when the TXT message should go out before check-in. Available options are:

  • 2 hours

  • 4 hours

  • 24 hours

  • 48 hours

This flexibility lets you tailor the experience to your property type—e.g., send earlier for remote properties or closer to arrival for short-stay apartments.

 

📣 Send a TXT Message Manually

  1. Head to your "Reservations" page
  2. Click the Cog Icon to the right hand side of the reservation
  3. Choose "Send Guide over TXT"

  • Faster access: Guests don’t have to search emails—they can open the Guidebook instantly via their SMS inbox

  • Higher engagement: Content sent via TXT tends to be read almost immediately

  • Better recall: Guests are more likely to reference the Guidebook when it’s just a tap away

🔐 Bonus: Restrict Content to TXT Only

Want to include sensitive content like Smartlock PINs, alarm codes, or lockbox instructions, but not in public versions of the guide? You can mark specific content as “Mobile TXT Only”, so it's only included in the SMS-delivered guidebook.

Another common use case is to include Direct Booking links, or Upsells to the guest, something that is not allowed to be done through the Airbnb app.
