BetterSTR Simple is one price per property with everything switched on. Instead of turning on the premium guide, WiFi Marketing, a tablet and your TVs separately and getting a bill for each, you pay $15 per property per month and get the lot.
What is included
For each property you put on Simple, you get:
- Premium guide — custom fonts and styling, Google Maps, AI Improve, advanced shortcodes, no BetterSTR branding, and the reduced 3% upsell fee instead of 7%.
- Ask AI — the AI concierge that answers guest questions from your guide, day or night.
- Up to 3 access points for WiFi Marketing, so you can capture every guest’s email rather than just the booker’s.
- 1 Companion tablet in the property.
- Up to 3 TVs on BetterSTR TV, with all the premium TV features unlocked.
- 1 custom domain or subdomain, renewed free every year.
What is not included
Two things stay on pay as you use, because charging everyone a flat rate for them would mean quiet properties subsidising busy ones:
- Text messages — charged per message at the rate for the destination country.
- AI guide generation — charged when you generate guide content with AI.
Everything else on a bundled property is covered.
Pay monthly or annually
Each property can be monthly or annual, and you can mix the two on one account. Annual saves 15%.
- Monthly: $15 per property per month.
- Annual: $153 per property per year, which works out at $12.75 a month.
Discounts as you grow
The more properties you run on Simple, the less each one costs. When you reach a tier, the new rate applies to every property on your account, not just the ones above the line.

Monthly properties pick up a better rate at your next billing date once you cross a tier. A property already paid up for the year keeps the price you paid until it renews.
How the billing works
You get your own billing date, set on the day you join. That is deliberate: it spreads billing across the month rather than hitting everyone on the 1st, and it means you get one bill instead of several.
- Add a property partway through the month and you are charged only for the days between today and your billing date.
- From then on, every property on Simple renews together on that same date.
- Choose annual on a property and you pay the part period up to your billing date, plus 12 months from that date at 15% off. It then renews once a year on the same date.
Keep your balance topped up
Simple is charged against your account balance, the same as every other BetterSTR service. If a charge takes you below $0 you have 7 days to add funds.
After that your bundled properties drop back to the free plan until you are in credit again. Nothing is deleted, and everything switches straight back on when you top up.
Your free domain
One custom domain or subdomain per bundled property is included, and it is renewed free each year. This is the one part of the bundle that keeps its own renewal date rather than moving to your monthly billing date, so nothing changes about when it renews. You just stop being charged for it.
If you take the property off Simple, the domain goes back to the normal price at its next renewal, $9.95 a year for a subdomain or $14.95 for a custom domain. A second domain on the same property is charged at those normal prices too.
Going over the included amounts
Nothing is blocked if you need more. A 4th TV, a 2nd tablet or a 4th access point on a bundled property is charged at the normal rate and appears as an extra line on the same bill:
- Extra TV: $3 per month
- Extra tablet: $2 per month
- Extra access point: $2 per month
Turning it on
- Go to Transactions → Subscription Add-Ons in your members area.
- Find the BetterSTR Simple card at the top and click Manage properties.
- Pick Add monthly or Add annual on each property you want on the bundle.
You need either a positive balance or a card on file before you can join, so we have something to bill against.
Cancelling and moving properties
You can cancel a property at any time. There are no refunds, but there is no early cut-off either: the property keeps every Simple feature until the period you have already paid for runs out, then drops back to the free plan.
If you sell or retire a property partway through a term, use Move instead of Cancel. That frees the time you have left so you can apply it to a different property. The original property goes back to the free plan straight away. Deleting a property does the same thing automatically, so the time you paid for is never lost.
Already on a free trial?
Join Simple during your free trial and nothing is charged until the trial ends. Your first billing date is set to the day your trial finishes.
Do I have to use it?
No. Simple sits alongside the existing à la carte pricing, it does not replace it. Your guidebook is still free forever, and you can carry on paying per property, per device or per reservation if that suits you better. You choose property by property, so you can put your busy listings on Simple and leave the quiet ones as they are.
