BetterSTR Simple: one price per property

Plenty of hosts would rather pay one fee than pick pieces. So there is now a single plan that includes everything, sitting alongside the pricing you already have.

Most software you buy is one plan at one price. Ours has always worked the other way round: the guidebook is free, and you switch on the pieces you actually want, so you never pay for the parts you do not use.

That suits a lot of hosts. It does not suit everyone. Plenty of people are simply used to paying a single fee, and would rather know what a property costs and not think about it again.

So now you can do either. The a la carte pricing is not going anywhere, and nothing about it changes. There is just a second option next to it: one plan, one price per property, everything included. You choose per property, so you can mix the two however you like.

The short version

  • $15 per property per month with everything switched on, or $153.00 a year to save 15%.
  • Choose it property by property. Monthly or annual is also per property.
  • You get your own billing date, so it is one bill instead of five.
  • Text messages and AI guide generation stay pay as you use. They are never bundled.
  • It is not always cheaper. We show you the comparison, including when you should stay as you are.
  • Nothing changes unless you want it to. The old pricing is still there.

What $15 a property gets you

Everything we make, on that property, with no per-device counting:

  • 1 custom domain or subdomain, connected with a free SSL certificate, renewed automatically.

What that is worth

That is $170.83 a year. Pay annually and the same property is $153.00 a year against $350.83, so you keep $197.83.

The honest caveat: that assumes a property using all of it, including the tablet on the $5.00 noise-monitoring tier. The fewer pieces you use, the less the bundle saves you, which brings us to the next bit.

When you should not take it

This is the part most pricing pages leave out, so let us do it properly.

If a property has the premium guide and a couple of TVs and nothing else, you are paying about $8.99 a month today. Simple would cost you $15. Stay where you are. The bundle only pays for itself once you are using three or four of the pieces on the same property.

Rather than make you do that arithmetic, the manage screen shows what each property costs you today next to what Simple would cost, and marks which is cheaper. Where the bundle loses, it says so and tells you to stay put. We would rather you trusted the number when it says the opposite.

It gets cheaper as you grow

One bill, on your date

You get your own billing date, set on the day you join. That is deliberate. Everyone billing on the 1st is a bad night for our servers and a worse one for anyone who needs support on the 2nd.

  • Add a property partway through the month and you pay only the days between today and your billing date.
  • From then on every property on Simple renews together, so it is one line on your statement instead of five.
  • Choose annual on a property and you pay the part period plus 12 months from that date at 15% off. It then renews once a year on the same date.

Cancelling, and selling a property

Cancel any time. There are no refunds, but there is no early cut-off either: the property keeps every feature until the period you have already paid for runs out, then drops back to the free plan.

If you sell or retire a property partway through a term, the time you have left is not lost. Use Move and it is freed up so you can apply it to a different property. Deleting a property does the same automatically.

What if I need a fourth TV?

Nothing is blocked. The allowances are what is included, not a limit on what you can run. A 4th TV, a 2nd tablet or a 4th access point on a bundled property is charged at the normal rate and appears as an extra line on the same bill:

  • Extra TV: $3 a month
  • Extra tablet: $2 a month
  • Extra access point: $2 a month

So a big house with five TVs reads as $15 plus $6, on one invoice, rather than arriving from three different places.

A note on the free trial

New accounts currently get 9 weeks of full premium access, free. We are gradually bringing that down towards one month for new signups over the next couple of months.

If you have already signed up, your trial does not change. Not by a day. The length is fixed by the date you joined, so nobody mid-trial has the rug pulled, and the reminder emails keep telling you the truth.

One thing worth knowing before you switch: Simple replaces your trial rather than waiting it out. The bundle covers pieces that never had a trial in the first place, like Wi-Fi and your custom domain, so if we parked the billing until your trial ended you would get all of that free for months, including the parts you may already be paying for. Joining starts the billing that day. If you would rather use the rest of your trial first, come back when it finishes. We show your trial end date on the Simple card so you are not guessing.

Do I have to move?

No. Simple sits alongside the existing pricing, it does not replace it. Your guidebook is still free forever, and if paying per property or per device suits you better, carry on. You choose property by property, so the busy listings can go on Simple while the quiet ones stay exactly as they are.

That was the point of the whole exercise. Not to raise the price, and not to move anyone off what they already have. Just to offer the option of answering “what does this property cost me?” with a single number, for the hosts who would rather it worked that way.
